The foundation of Ulterva: your portfolio, and the stays in it.
Properties and units
- Add properties with their city, country and their own timezone. Every date and time for a property is shown in its local time, not your laptop's.
- Add the units you let: a whole house is one unit, an apartment block is many. Record sleeps, bedrooms and bathrooms.
- Archive a property you no longer manage, and reactivate it later. Nothing is deleted, so its history stays intact.
Reservations
- See upcoming and recent stays across your portfolio, with nights calculated for you.
- No double bookings inside Ulterva. Two confirmed stays cannot overlap on the same unit, even if two people confirm them at the same moment. The checkout day is free for the next arrival.
What this does not do yet
- You can't add a reservation from this screen yet. The reservations page lists stays, but there is no form for taking a booking directly.
- Ulterva does not connect to booking channels yet, including Airbnb, Booking.com and Vrbo. The double-booking protection covers stays recorded in Ulterva. It cannot see bookings taken on a channel that Ulterva does not know about.
